Welcome to ROCAHOMES. We are delighted to host you in one of our exclusive Punta Mita residences. To ensure a smooth and enjoyable experience for all our guests, we kindly ask you to review and agree to the following terms and conditions prior to your stay.

1.- BOOKING & PAYMENT

A deposit is required to confirm your reservation. The remaining balance must be paid in full before check-in, as outlined in your booking confirmation.

All rates are quoted in USD and are subject to applicable taxes and service fees.

2.- CHECK-IN & CHECK-OUT

Check-in time is from 3:00 PM onwards; check-out is by 11:00 AM.

Early check-in or late check-out may be available upon request and subject to availability and additional fees.

3.- OCCUPANCY

Each property has a maximum guest capacity, which includes children. Exceeding the limit without prior approval may result in immediate cancellation without refund.

No parties, events, or unregistered overnight guests are allowed unless previously authorized.

4.- CANCELLATIONS & REFUNDS

Cancellation policies vary depending on the property and season. Please refer to your individual rental agreement for specifics.

No refunds will be given for late arrivals, early departures, or no-shows.

5.- PROPERTY USE & CARE

Guests agree to treat the property with care and respect.

Any damage, loss, or excessive cleaning caused by guests or their visitors will be charged to the guest.

Smoking is not permitted inside the property.

Pets are not allowed unless otherwise stated or agreed in writing.

6.- HOUSEKEEPING & SERVICES

Daily cleaning and concierge services are included in most reservations. Please review your booking details for exact services included.

Tips for staff are not mandatory but are greatly appreciated.

7.- SECURITY & LIABILITY

ROCAHOMES and the property owner are not liable for any loss, injury, or damage incurred during your stay.

We strongly recommend purchasing travel insurance for unexpected changes or emergencies.

8.- BEACH CLUBS & AMENITIES

Access to private beach clubs, golf courses, and resort amenities is included with Premier Membership (unless otherwise noted). Some clubs may require advance reservations or minimum consumption fees. Availability is subject to external management policies.

9.- QUIET ENJOYMENT

Please respect the tranquility of the community. Quiet hours are from 10:00 PM to 8:00 AM.

Any disturbance or violation of community rules may result in eviction without refund.

10.- AGREEMENT

By confirming your reservation with ROCAHOMES, you acknowledge and agree to these terms and conditions. We thank you for your understanding and cooperation.
